The Alfond Inn is an upscale boutique hotel in the heart of downtown Winter Park which is owned by Rollins College. The popularity of the hotel led to the desire to expand; creating an addition that provides an extra 71 rooms, health and fitness club, and administration offices.
The expansion began construction in 2021 and has an anticipated project completion date of summer 2023. AVCON has supported the expansion by providing traffic and civil engineering services.
The addition was placed over an existing parking lot and AVCON’s scope included a parking study to establish shared parking allowances with other properties owned by Rollins College in the vicinity of the hotel. Final design demonstrated that the total impervious area on the site was not increased and the existing underground stormwater system could be used.
Permitting was required with the City of Winter Park and utilities were updated as needed. One of the significant elements for the project was the relocation of the fire pump. The challenge was to keep safety elements in place for the existing rooms while the construction and relocation was performed.
The architecture and landscaping were designed to match the existing building and the final project kept the same quality look and feel of the existing building. The valet area was also upgraded and expanded to accommodate the additional traffic volumes although estimates of ride share trips helped to reduce the impacts to the neighborhood.
